Stop the Rezoning of the Old Pasadena neighborhood!
The Issue
Now submitted to Pinellas Forward!
Background: Pasadena Community Church is selling the five acres containing the preschool and the soccer field to a developer, Onyx&East. Onyx&East has applied to rezone the property from NT-3 (Neighborhood Traditional) to NSM-1 (Neighborhood Suburban Multifamily).
The CPPC unanimously voted against this, but the developer has appealed to City Council. City Council has the final vote on the rezoning, so we must ask the Council Members to vote NO.
Approval of this re-zoning application would set a precedent for surrounding properties, including similar neighborhoods, making denser development easier.
Key Points:
Rezoning Impact: This rezoning could allow up to 156 new dwelling units to be built, increasing the number of dwellings in Old Pasadena by 72% in just two blocks (from 214 to 370). A building up to 60 feet tall could potentially be constructed.
Community Concerns: Such a development would drastically alter the character of our neighborhood, increase traffic density, and could lead to issues like flooding due to overdevelopment.
Development Plan: We have been told that plans can change at any point of the project as long as the plan is allowed within the zoning.
Onyx&East’s preliminary plan shows 20 single-family homes on the soccer field and 40 townhomes on the preschool land. The proposed single-family homes would be just 10 feet apart, compared to the average lot size of .32 acres and minimum lot width of 75 feet in Old Pasadena.
